SELF-STORAGE FINANCING

Interest Rate Trend

Interest rates on self-storage fixed rate 10-year loans are priced relative to the yield on the 10-Year Treasury note. It is usually stated in terms of the 10-Year Treasury yield plus a lender spread of X percentage points. The chart below shows the trends for the Prime Rate, which is often used for Floating Rate loans, and the trend for the 10-Year Treasury Yield. If you currently have your self-storage loan on a Floating Rate, now may be a good time to refinance with a Fixed Rate loan.
